Trying to mimic pop up from Recreation Outreach Solution - Web map pop up doesn't translate to Web app

I used Web App builder - Widget Near Me and configure the web map.  Which has an expression that was copied from Recreation Outreach Solution.  The expression has a concatenation of a check mark and text (first picture).  The second picture is the pop up in the web map that shows check marks.  The third picture show the popup in the web app that doesn't have the check marks.  Why the check mark and text doesn't show on the web app popup?  I would appreciate any suggestion to solution my issue.  Thanks!
