Which version of the SDK are you using?
It will probably help if you can post some of your relevant code.
I have found that AGSMapView's zoomWithFactor method will zoom to "white areas" if the atAnchorPoint argument is a pair of X/Y values that are far from the current map's extent. Perhaps this is your issue?
