Our organization, Teranet, is currently transitioning to the ArcGIS Pro Parcel Fabric and evaluating workflows that will support parcel fabric plan integration and ongoing parcel maintenance activities. During Parcel Fabric demonstrations and workflow reviews, our mapping team identified a limitation with the Split Parcel tool when creating new parcels from existing parcels using existing parcel fabric linework.

When attempting to split a parcel using existing linework from any parcel type, the Split tool successfully updates the parcel geometry, but does not properly handle the associated parcel lines in some scenarios.

Current Workflow:

When creating new parcels from an existing parcel in the parcel fabric, a common workflow is to complete a split as follows:

  • Locate Work Area
  • Create Record
  • Create Control Points as per plan
  • Use the Split Parcel tool to split the parcel
    • In the tool: select the existing survey line in the middle of the parcel to split it

Result: Using the current Split tool, it does not split the associated parcel lines. Only the parcel geometry is changed. This results in the use of the Clip tool instead to “Split” parcels

While the current Split tool successfully creates the new parcel geometry, it does not fully update the underlying parcel line structure.

Current behavior:

  • The parcel is split as expected
  • Existing parcel lines remain unchanged
  • Lines are not split at the location where the parcel is divided
  • The tool is not fully parcel aware with respect to maintaining parcel lines

In the example shown below, an existing survey line was used to split a parent parcel. While the resulting parcel polygons were created correctly, the associated parcel linework was not automatically segmented at the new parcel corners and intersections created by the split. This resulted in parcel geometry and parcel linework becoming out of sync and required additional manual editing to restore parcel fabric integrity.

Desired behavior:

  • When a parcel is split, any associated parcel lines should automatically be split at the same location
  • The tool should preserve parcel fabric integrity by updating both parcels and their associated lines
  • Splitting operations should be fully parcel-aware, ensuring parcel geometry and linework remain synchronized
  • When a parcel is split, the tool should also split the associated parcel lines.
  • Any resulting line segments would remain associated with the active record and retain the attributes from the source feature.

This enhancement would improve editing workflows for our mappers at Teranet and reduce the need for manual line maintenance following parcel split operations.
