This may seem like a no-brainer, but I am running into several problems with this.
I have a large multi part polygon that is merged as a single entity. The polygon represents multiple but separate land ownership ares. For the purpose I have, many of those polygons must be split into separate parts and be recognized as such.
The problem is that all forms of editing to split the polygon has not succeeded.
This included a copy-paste, polygon split, re-shaping the polygon and bridging them, then slitting them, etc.
Both of those polygons are separate but are part of one single parcel.
Any ideas how to split them into two?

You can use the tool Multipart to Single part. This will create separate polygons (features) from each part in the multipart: ArcGIS Help (10.2, 10.2.1, and 10.2.2)
I think you're looking for Explode, a very useful tool hidden away on the Advanced Editor toolbar.

how can we use for arcgis collector??
As far as I know, this is not a functionality offered in Collector. Since most likely you are consuming data from a service, make sure that the service is serving polygons the way you need them in Collector.
