How to query for 2 (3,4 -n) adiacent parcels so that their area is < than 'X'

Hi,

Query for separate parcel is not difficult�?� but how to for example query for parcels that create a continuous-surface  (of adiacent parcels) as a subset of parcels (polygons) given and their area < than �??X�?� ?
