If you are referring to the instructor-led Esri trainings, the demo material is used exclusively by the Esri instructors to demonstrate examples of the concepts that has been taught.

Conceptually both demo data and students' hands-on data are same but the datasets differ.

demo is short for demonstration. What are you referring to specifically? Is there a link that is providing demo materials? like files to use in an exercise? You need to provide more details
