Imoprting Data from a feature class into a table - PROBLEMS WITH SYNTAX

Thank you in advance for any help you can offer :)

So I have a feature class that contains building polygons and data that goes with that - the fields pertinent to this question are the BLDG_NUM, BLDG_NAME, and BLDG_ABBRV fields. I just created a table and would like to import the data from those three fields into it, however, I would like to only import features that have a "proper" entry in the BLDG_NUM field (i.e. "Load only the rows that satisfy a query").


Additional info on the BLDG_NUM field:
  - Data type = Text
  - The entries in this field are alpha-numeric
  - Get unique values returns the following (plus the actual data i want): <NULL>,  " , ' '


Stuff I've tried or thought about:
  - I can verify "BLDG_NUM IS NOT NULL", however, when I substitute or tack on the other two (via the OR syntax) i get an error with
    the expression that could not be determined.
  - Greater/Less Then statements won't work as these are alpha-numeric entries
  - I can not seem to do a Find/Replace on " or ' '


So, does anyone have any suggestions on how to write the syntax so that it will only select fields that have viable entries in them? or a way to return the "/' ' entries to NULL?
 
I am on ArcGIS 10.1.
