Stated Area vs shape area

hello ,

please i need to know clearly the differences between parcel fabric (stated area , shape area), which of them is right ?

Where is Stated Area from? A determination by some other means?

Shape_area is calculated from the geometry of the figure. What is that grey area in the middle? area that was excluded from stated area?  If it were part of the geometry it would have been excluded in the shape_area calculation, but doesn't appear to be part of the geometry

thanks Dan & Joshua , the grey area building layer , and it is not excluded from shape_area , the shape_area calculation is near right from legal document, but i need to know from where the calculation of stated area? why it is different than shape_area?

Neither Dan nor I can answer that question for you.  At the documentation states, the Stated Area field was either input by someone when the record was created or it was calculated automatically if the field was left empty and the misclose ratio was less than 1:500 (assuming the default setting for misclose ratio was used at the time).  It is impossible for someone to answer your question with certainty without having information on the workflows that created the record.  I think reviewing Esri's Parcel Fabric documentation and looking for documentation from your organization on how the records are created is the next best step to answering your question.

The Stated Area field on the Parcel Fabric parcels is calculated from the Direction and Distance attributes that form the parcel boundaries. The Stated Area and the shape_area will be different in scenarios where the parcel shape has been altered by the change in position of fabric points. Fabric point position changes do not ever automatically change direction and distance attributes. So this means that changes in the fabric point locations also do not alter the Stated Area. Some examples of how fabric points can move include:

Joining and/or re-joining parcels using (doc)

Fabric Adjustment (doc)

Transform Parcels toolbar (doc)

Fabric Point Move To Feature Add-in

It is also possible that the Direction and Distance attributes do not mathematically close back onto the starting point, resulting in a misclosure error. The Stated Area is calculated based on the "measurement based" polygon that results AFTER the misclose is adjusted by Compass Rule. You can see this representation of the parcel by using the Measurement view. (doc - section called "Open parcels using dimensions instead of shape") The Stated Area is also sometimes called the Record Area because it is calculated from direction and distance records.

Yes. Once you populate the field with an area, the value is never overwritten.

If you round Shape_Area to the nearest whole number, your Shape_Area and Stated Area are equal.  Even if you don't round, you are looking at a 0.002% discrepancy.  By land-records standards, the area difference you are showing in the screenshot is nonexistent.

If you need to identify which records had their Stated Area automatically populated, know that their “Stated Area” field is populated in square feet with the suffix 'sq.ft' with no thousandths separator. For example: "11152 sq.ft". Of course this won’t be helpful if you are using “sq.ft” when manually entering the Stated Area.

I think the automatically populated value's unit suffix may differ depending on the projection your Parcel Fabric is in, ours is in State Plane using Foot_US for Linear Unit.
