    <description>&lt;HTML&gt;&lt;HEAD&gt;&lt;/HEAD&gt;&lt;BODY&gt;&lt;SPAN&gt;Hi&lt;/SPAN&gt;&lt;BR /&gt;&lt;SPAN&gt;My name is Guillermo and I'm a senior Political Science student in Mexico.&lt;/SPAN&gt;&lt;BR /&gt;&lt;SPAN&gt;For my thesis I'm using OLS and &lt;/SPAN&gt;&lt;STRONG&gt;GWR&lt;/STRONG&gt;&lt;SPAN&gt; tests in order to explain the causes of violence in a particular state (Michoacan). &lt;/SPAN&gt;&lt;BR /&gt;&lt;SPAN&gt;I'm having trouble finding a &lt;/SPAN&gt;&lt;STRONG&gt;proper specified model&lt;/STRONG&gt;&lt;SPAN&gt; for this purpose. &lt;/SPAN&gt;&lt;BR /&gt;&lt;SPAN&gt;I noticed in one of the online seminars "Spatial Statistics: best practices" (which I must say: it was VERY HELPFUL) they use something called "&lt;/SPAN&gt;&lt;STRONG&gt;spatial variable&lt;/STRONG&gt;&lt;SPAN&gt;" which was created with the tool &lt;/SPAN&gt;&lt;STRONG&gt;Near&lt;/STRONG&gt;&lt;SPAN&gt;.&lt;/SPAN&gt;&lt;BR /&gt;&lt;BR /&gt;&lt;SPAN&gt;I'm trying to create a variable called "distance from urban centers"; however, when I use my polygon and point layers, all I get is cero's. Is there anything I can do to solve this? Does anyone have a suggestion?&lt;/SPAN&gt;&lt;BR /&gt;&lt;BR /&gt;&lt;SPAN&gt;Thank you very much in advance&lt;/SPAN&gt;&lt;/BODY&gt;&lt;/HTML&gt;</description>

Yes, I'm using ArcMap 10.2&lt;/SPAN&gt;&lt;BR /&gt;&lt;SPAN&gt;2. Yes they are projected (PCS: North America Lambert Conformal Conic)&lt;/SPAN&gt;&lt;BR /&gt;&lt;SPAN&gt;3. Yes the tool runs successfuly&lt;/SPAN&gt;&lt;BR /&gt;&lt;SPAN&gt;4. The two near fiels do get appended&lt;/SPAN&gt;&lt;BR /&gt;&lt;SPAN&gt;5. In terms of radius and units I'm not sure what to do; thus I stay with the default options.&lt;/SPAN&gt;&lt;/BODY&gt;&lt;/HTML&gt;</description>
