I'm using Parcel Fabric in 10.8, and I have this frustrating problem about once a week. Sometimes when I unjoin/mark historic/delete a parcel, its parcel points remain. They are not orphans or radial points and they cannot be deleted. I've tried manually marking the points themselves historic, changing their end date, using the "Delete Orphans" tool, regenerating parcel fabric, restarting ArcMap, restarting my computer, and they just won't go away! This happens on brand new parcels, parcels that are years old, parcels with plans, without plans, and all kinds of variables. I don't know what to try next, please help!

What an excellent and helpful reply! I have a few further questions - I don't actually know what the northing and easting are in terms of xy coordinates, or what the large numbers are in reference to. I don't have a ton of experience reading surveys. Everything else you mentioned makes a lot of sense, but I'm struggling with the basics a bit here.

I have a survey that only gives me the coordinate points for a parcel I need to draw into the parcel fabric. I am used to seeing bearings and distances - how do I take these coordinate points and turn them into bearings and distances without teaching myself a bunch of trig? Alternately, is there a tool in the parcel fabric wherein I can enter the points instead of the bearing and distance to create the parcel?

My boss has asked me to look into using ArcMap to see how proximity to schools is affecting property values. Obviously they do, but he wants a brief analysis and a pretty map to show our county commissioners. I'm working with the appraisers in my office to understand "influences" but I wanted to check in here as well and see if anyone else has experience with a project like this? What tools did you use, and how did you use CAMA reports if at all?

Good thought. I've had that help with curve issues in the past, too. Just tried going through and deleting historical parcels but no luck. I still get the same error when I try to join this new parcel.

I am trying to join a parcel in 10.7.1 and I'm not doing anything differently than I usually would. I just joined several parcels next to the one in question. But when I try to join this parcel, I get the "parcel can't be joined because it extends beyond the spatial reference" error. It seems to me that the issue is the highlighted radial lines from the almost 180 deg. curve capping off the cul-de-sac. The radial lines are pointing off yonder into a NE direction, when they should be pointing W, and I ought to be able to join the radial point to the one currently sitting in the middle of the cul-de-sac. The curve in question has a delta of 179*40'56" and a radius of 59*. What's going on here?

Hello all. I am a little shy about asking this question because it exposes my lack of math/geometry knowledge and my inexperience with the array of tools in ArcMap. I am familiar with only a narrow set of them in the parcel fabric. Also, I use ArcMap 10.5.1. Some context about my needs as a tax parcel cartographer: Many tax parcels are lots that have been formally platted out in subdivisions. The officially recorded plat has measurements and acreages. In a given section of land, some of the land may be platted out and some may not. The unplatted land is assumed to have measurements and acreages calculated from the remainder of a standard size section with the platted measurements and acreages taken out. We call those "balance parcels." Often, I find myself needing to verify the acreage of a balance parcel by gathering plats from the section, which have been filed at different times over decades and with different degrees of accuracy, and calculating for myself the balance of the section after totaling up the acreage of the platted parcels. This gets difficult because while I have line bearings, I don't feel confident in figuring out angles based on geographic bearings or in working with curves to figure this out by hand. I am seeking a "shortcut" for the process of calculating balance acreage. Take the parcel below as an example: the lots around it have been platted, so I have data for the boundaries of this parcel, except for the western most line. Given the dimensions I do have, I should be able to calculate the length of that line. I also want to know the acreage of the selected parcel. What is the most efficient way to use ArcMap tools to do this?

It's ArcMap, we haven't upgraded yet. It's super weird - the parcel is current but the out-of-place points aren't marked historic and they should be. I can't edit the attribute field though...

I rejoined this parcel after making some adjustments to neighboring parcels. When I rejoined, the old points remained. They are not line points so I can't use the options in the Delete Fabric Records toolbar. The ordinary "delete" options in the main toolbar and in the right-click menu of the attributes window are greyed out. I'm stumped.

The curve is entered correctly in the traverse grid and appears correctly when the parcel is unjoined. However, when I join the parcel into the fabric, the curve flips itself. What the heck is going on and how do I fix it?

The two highlighted polygons in the image are pieces of vacated right-of-way. I need to determine the amount of acreage of each of those polygons to assign to Lot 2R and to Lot 3. The dimension annotations are true per the recorded surveys of the land. However, the actual length of the lines when measured in ArcMap do not match the surveyed dimensions. That also means that the stated area in the parcel attributes does not match the acreage given on the survey. (Our fabric is a little wonky in some areas, nobody's perfect!) Without re-teaching myself high school geometry and calculating by hand, which seems like it would be a pain in the butt to do with those curves, what would be the easiest way to utilize ArcMap to get the acreage I need here?

That definitely solved my problem, thank you! It makes me think though that there's got to be a better way for ArcMap to handle situations like that. While my issue isn't exactly a common situation, it's quite predictable that it will occur on some of the plats that my office receives. Do other people not have this issue? Does everyone just use the Regenerate Fabric tool as a workaround? Is there something better in Pro?

I need to join two parcels along a curve but I have a gap I can’t figure out how to get rid of (green circle). The parcels have the same radius and I’ve joined their radial points (red circle). If I could join a point to a curved line my problem would be solved, but I can’t. Maybe this is a simple thing that I’ll feel embarrassed about asking, or maybe there’s a trick I just haven’t learned yet. Does anyone know anything that could help me out here?
